We provide structural engineering, produce plans, and deliver calculation packages. Typical projects include Structural Design of Houses, Decks, Retaining Walls, Footings, and House Remodels; Repair Plans; and Structural Evaluations. We support both residential and commercial projects.

In addition, we support contractors by providing construction engineering services during the construction phase. These services include formwork and falsework design.

The company is led by Yousif Almaaroof, a structural engineer with a Professional Engineer (P.E.) license in the State of Washington.

Our engineering projects are typically located in, but not limited to, King County, Snohomish County, Seattle, Tacoma, Bellevue, Renton, Lynnwood, Everett, Issaquah, and Redmond.

Constructible Designs

We conduct a thorough Constructability Review before releasing plans to the Client and Contractor, ensuring efficient execution with minimal delays. Our review addresses critical construction factors such as fit-up, tolerances, material availability, and construction means and methods—recognizing how these influence design.

After completing the Constructability Review, we communicate our findings with the Client and Contractor, resolve any potential issues, and revise our plans accordingly.

This focus on Constructability stems from our extensive field experience working as Field Engineers on Construction Projects.

Fast Permit Acquisition

In addition to delivering safe and constructible designs, we prioritize helping our clients secure permits as quickly as possible from cities and counties.

To support fast permit acquisition, we provide clearly organized plans and calculation packages that are easy to follow and review. All design assumptions and references are explicitly stated, with intuitive navigation to ensure reviewers can efficiently verify our work.

This level of clarity and structure minimizes review time, reduces delays for our clients, and helps avoid repetitive review cycles.

Responsive & Permit Acquisition Insurance

We accommodate client schedules and remain highly responsive to their needs, providing timely updates and implementing necessary revisions throughout the design process and after the documents are submitted for review.

We also ensure Permit Acquisition from the City or County by addressing reviewer comments and making all required modifications to ensure approval. Our flat design fee includes responding to reviewer feedback and updating plans and calculation packages as needed.
